Built for Lake Forest’s Range of Homes
From Baker Ranch’s New Slabs to El Toro’s Established Ones
Lake Forest spans a wide range of home ages. The newer Baker Ranch development (built 2013 and later) features clean, well-formed concrete slabs that are ready for a direct ArmorClad installation with proper diamond-grind preparation. Foothill Ranch and the older El Toro-era neighborhoods have slabs from the 1980s and ’90s that typically need crack assessment and remediation before coating.
We scale our approach to what the slab actually requires. That means Baker Ranch homeowners aren’t paying for remediation they don’t need, while older Foothill Ranch slabs get the thorough preparation that makes a coating last a decade rather than peel within two years.
Lake Forest’s inland position means summer garage temperatures climb well above what the coast experiences. Hot-tire resistance is a genuine concern - and a core feature of every ArmorClad installation we do in the area.

Baker Ranch
Lake Forest’s newest master-planned community features contemporary homes with clean, newer slabs. Baker Ranch’s active HOA and well-designed homes deserve a finished floor that matches the community’s quality. ArmorClad installs beautifully on fresh concrete with proper surface preparation.
Foothill Ranch
One of Lake Forest’s established planned communities, Foothill Ranch homes from the ’90s and early 2000s often have slabs showing normal aging - minor cracking and some surface contamination. We assess and repair before coating so the finish holds long-term.
Portola Hills & Serrano
These hillside communities feature custom and semi-custom homes with higher design expectations. We offer the full range of ArmorClad finishes - from neutral chip broadcasts to metallic systems - to match the architectural quality of these neighborhoods.
Original El Toro Neighborhoods
Lake Forest was incorporated in 1991, but many of its original homes predate that - some slabs are pushing 40 years. These benefit from thorough crack and spall remediation before coating, which we include in every assessment visit.
